What people mean by black mold

The phrase usually refers to Stachybotrys chartarum, a greenish-black mold that grows on very wet, cellulose-rich material: the paper face of drywall, ceiling tile, wood that has been soaked for days. It needs more water than most household molds, which is why it shows up after a slab leak, a long roof leak or a burst pipe rather than on a steamy bathroom ceiling.

Two things worth knowing. Plenty of common molds are dark, including Cladosporium and Alternaria, and you cannot identify a species by looking. And the CDC's position is that color does not predict health risk; all molds should be treated the same for removal.

So the useful question is not "is it the bad one?" It is "how big is it, how long has it been wet, and where is the water coming from?" Those three answers set the job, the cost and the urgency.

Not sure how big the area is? A licensed assessment maps it.

Health: what the EPA and CDC actually say

Mold of any color can cause nasal stuffiness, throat irritation, coughing or wheezing, and eye or skin irritation. People with asthma, chronic lung conditions or weakened immune systems can have more serious reactions and should avoid moldy areas. The CDC says a link between Stachybotrys and rare severe conditions has not been proven and does not recommend routine sampling. TDLR's consumer sheet states there are no national or state standards for a safe level of mold.

Practical precautions while you wait for quotes:

  • Keep children, pets and anyone with breathing issues out of the room.
  • Do not scrub, scrape or sand it dry; that puts spores into the air. Do not run a fan at it.
  • Close the door and, if the AC return is in that room, consider turning the system off.
  • Photograph it for the companies and your insurer.
  • If anyone has symptoms, see a doctor. This site does not give medical advice.

Ads lean on scary labels. Texas law does not: it treats a 30 square foot patch of dark mold and a 30 square foot patch of white mold identically, and the companies that quote through this site are asked to describe the job, not the fear.

Where dark mold turns up in Plano homes

Because it wants wet cellulose, it tracks the water problems this area is known for: behind baseboards after a slab leak on shrink-swell Blackland clay; on the back of an exterior wall where a pipe burst in the February 2021 freeze and was dried but never opened; on attic decking under a hail-damaged roof or a leaking air handler; on the particleboard floor of a sink cabinet.

Plano's housing mix feeds this: 64 percent of units were built between 1970 and 1999, with original under-slab drains and roofs that have seen the 2012, 2016 and 2024 storms. The same patterns run through Richardson, Carrollton and The Colony, which have even older stock.

Where it is changes the job: slab leak and water damage, attic and roof leak, bathroom and ceiling.

How the removal job works

  1. Licensed assessment

A TDLR-licensed assessor measures the area, maps the moisture and identifies the water source. Sampling is optional and usually unnecessary for deciding to remove it. At 25 contiguous square feet or more, they write the protocol.

  2. Notification and containment

The separate remediation company notifies TDLR, seals the area with plastic and a zipper door, and runs a HEPA air scrubber under negative pressure.

  3. Removal, not treatment

Drywall, insulation and other porous material with growth are cut out and bagged. Bleach and paint-over are not accepted methods; TDLR says neither is an effective fix without removing the source.

  4. Cleaning and drying

Framing and slab are HEPA vacuumed, cleaned and dried to the protocol's target.

  5. Clearance and certificate

The assessor inspects while containment is up and issues a passed clearance report; the Certificate of Mold Damage Remediation follows within 10 days.

Texas rules and what to ask

Hired work at 25 contiguous square feet or more requires a TDLR-licensed assessment company and a separate TDLR-licensed remediation company, a protocol, notification, containment, clearance and the certificate; unlicensed work carries penalties of $2,000 to $5,000 per violation. Under 25 square feet you may clean it yourself or hire anyone. Verify licenses at tdlr.texas.gov/LicenseSearch. Plano Mold Experts is a quote service and holds no license.

Insurance follows the water, not the mold: a sudden burst pipe is more often covered, a slow leak usually is not, and many policies cap or exclude mold remediation unless endorsed. Keep the certificate; Insurance Code 544.303 keeps remediated damage shown on it from being used against your home.

  • How many square feet are affected, and what is the water source?
  • Do you recommend sampling, and if so, why?
  • Will porous material be removed rather than sprayed or painted?
  • Who is the separate licensed assessor doing clearance?
  • License number, Consumer Mold Information Sheet and proof of $1 million liability insurance?

Black mold questions

Is black mold dangerous?

The CDC says the color of mold does not tell you how dangerous it is, and that all molds should be treated the same way with respect to health and removal. Some people, especially those with allergies, asthma or weakened immune systems, react to mold of any color with stuffy nose, wheezing or irritated eyes and skin. If anyone in the home has symptoms, see a doctor. Remove the mold and fix the water regardless of color.

Do I need a test to know if it is Stachybotrys?

Usually not. TDLR's consumer guidance says identifying the species is usually unnecessary, and the CDC says it does not recommend routine sampling because the response is the same. The EPA agrees that sampling is generally not needed when mold is visible. A licensed assessor may still sample for a clearance test, a dispute or a doctor's request, but not to decide whether to remove it.

Is black mold removal different from regular mold removal?

The steps are the same under Texas law: licensed assessment, written protocol, containment, HEPA filtration, removal of porous material, drying, clearance and the Certificate of Mold Damage Remediation on jobs of 25 contiguous square feet or more. What changes the scope is the size and the water source, not the color. Companies that quote a premium for the word black are charging for fear.

How much does black mold removal cost?

The same per-square-foot and per-area ranges apply: $10 to $25 per square foot in 2026 figures, $1,000 to $2,500 for a 100 square foot area, and $500 to $1,500 for a bathroom. Dark mold behind baseboards after a slab leak tends to be a bigger job than a ceiling spot because of what is wet behind it. Plano quotes come from the companies, not from this site.

Can I clean black mold myself?

Under 25 contiguous square feet, Texas allows it. The EPA's guidance is gloves, eye protection and an N95, detergent and water on hard surfaces, and removal of porous material with growth. Do not dry-scrub or sand it, which throws spores into the air. If the area is larger, the mold is inside a wall, or someone in the home has breathing problems, get quotes from licensed companies instead.
