One build era, one set of failure dates

Murphy sits on FM 544 midway between Plano and Wylie, about 5 miles east of central Plano, and borders Plano on its west side. It had 1,547 residents in 1990. Then the President George Bush Turnpike opened in 1999 and the town grew to roughly 6,500 by late 2002, 12,000 by 2006 and 17,708 by 2010. The Census Bureau’s July 2025 estimate is 20,985, about flat since 2020, because Murphy is built out.

The housing stock reflects that burst: the ACS 2024 5-year survey shows 63.6% of homes built between 2000 and 2009, a median year built of 2005, 5.4% predating 1980, and 93.7% owner-occupancy across 6,015 occupied homes, the highest share of any town we cover.

Why that matters for mold: a city built in ten years ages in step. Water heaters, attic air handlers, condensate drains, flexible supply lines and builder-grade shingles across whole subdivisions hit 20 years at roughly the same time.

The 20-year checklist for a 2000s Murphy home

  • Attic air handler. A clogged primary condensate line or a rusted-through secondary pan leaks onto the ceiling below. The AC repair goes to a licensed HVAC contractor; the mold work is separate. See HVAC, duct and AC mold.
  • Water heater. Many are in the attic or an upstairs closet. A tank that fails after 15 to 20 years drains through the ceiling.
  • Under-slab plumbing. Murphy is on the same Blackland Prairie clay as Plano, and every home is slab-on-grade. Clay movement stresses under-slab lines; the leak shows as a warm floor and a damp baseboard. See slab leak and water damage mold.
  • Roof. Murphy sits in the corridor between Plano and Wylie that the April 11, 2016 hail crossed, so many roofs here were replaced in 2016 or 2017 and are now nine or ten years old. Slow flashing leaks feed attic mold.
  • Bath exhaust and Uri pipes. Fans that vent into the attic add moisture where the air handler sits, and lines that split in February 2021 were often patched without opening the wall.

Two companies, not one

On any hired job of 25 contiguous square feet or more, Texas requires a TDLR-licensed assessment consultant to write the protocol and a different licensed remediation company to do the work, with a TDLR notification five days ahead (next business day in a water emergency), containment, HEPA filtration, a clearance assessment by the assessor, and the Certificate of Mold Damage Remediation within 10 days. Verify both licenses at tdlr.texas.gov/LicenseSearch and ask for the Consumer Mold Information Sheet, proof of $1 million liability insurance and the written protocol.

What it typically costs

Published ranges, not quotes: $10–$25 per square foot (This Old House 2026; Fixr 2025); $1,000–$2,500 for a 100 square foot area; HVAC and duct work $3,000–$10,000 (Fixr 2025); a separate licensed assessment $303–$1,044 (HomeAdvisor 2025); TDLR notification fee $25. Murphy quotes come from the companies, not from this site. The cost guide has the full table and a calculator. Any plumbing, HVAC, roof or wall rebuild afterward needs a City of Murphy permit pulled by that trade contractor; confirm with the city.

Murphy mold questions

Why would a whole street in Murphy have AC or plumbing trouble at the same time?

Because it was built at the same time. About 64% of Murphy’s homes went up between 2000 and 2009 (ACS 2024 5-year), so water heaters, air handlers, condensate lines and builder-grade supply fittings across a subdivision reach the end of their service life within a few years of each other. Mold is a symptom of those failures, which is why the assessor’s job is to find the water source, not just the stain.

Can one company assess and remove the mold in my Murphy house?

Not on a job of 25 contiguous square feet or more. Texas Occupations Code 1958.155 bars a license holder from doing both assessment and remediation on the same project, and bars common ownership of both companies. We can connect you with both kinds of company, but you will deal with two: the assessor for the protocol and clearance, the remediator for the work. Under 25 square feet, you may hire anyone or do it yourself.

What is the Certificate of Mold Damage Remediation and do I really need it?

It is TDI form MDR-1, signed by the licensed assessor and the remediation contractor and due to you within 10 days of completion. It states that the mold was remediated per the protocol and, where applicable, that the cause was fixed. Keep it. Insurers may not base underwriting decisions on remediated damage shown on a certificate, and sellers must give buyers copies from the previous five years. Ask for it by name.
