1974 and 2004, side by side

In 1973 the builder Fox & Jacobs bought about 3,000 acres at SH 121 and FM 423. The first families moved in during October 1974 and the city incorporated in January 1977. Those original starter homes are still here: 18.4% of The Colony’s housing was built in the 1970s and 21.3% predates 1980 (ACS 2024 5-year), a share closer to Carrollton than to Frisco next door.

Then came a second wave. Growth ran from 11,586 residents in 1980 to 44,534 in 2020, and the Census Bureau’s July 2025 estimate is 46,196, up 3.7% since 2020. The median year built lands at 2001 because the lakeside and SH 121 corridor neighborhoods are 2000s and 2010s construction. Owner-occupancy is 59.8% across 18,591 occupied homes, so a sizable rental share as well.

The city sits about 12 miles west of central Plano, borders Plano to the south, and calls itself the City by the Lake for its roughly 23 miles of Lewisville Lake shoreline.

What each era tends to bring

General patterns the companies we connect you with report in homes of these ages, not statistics for The Colony.

Original Fox & Jacobs homes (1970s)

Small slabs on Blackland Prairie clay with cast-iron drains underneath, original supply lines, roofs replaced several times after hail, and interior materials from before 1978. The usual call is a slab leak that wet the bottom of a wall for months, or bathroom ceiling mold where no exhaust fan was ever installed. Before tear-out, ask whether lead-safe work practices (an EPA Lead-Safe Certified firm) or asbestos sampling apply. Questions to ask, not blanket rules.

Lakeside and SH 121 homes (2000s to 2010s)

Two-story slab homes with the air handler in the attic, more bathrooms stacked over each other, and builder-grade flashing. Here the calls are attic mold from a condensate pan or a roof leak after the spring 2024 storms, musty AC systems that run around the clock through a mid-60s °F dew-point summer, and supply lines that split during the February 2021 freeze and were dried without opening the wall.

Texas rules apply on the Denton side too

Mold licensing is statewide. For any hired job of 25 contiguous square feet or more, a TDLR-licensed assessment consultant writes the protocol and a different licensed remediation company (no shared ownership) does the work: TDLR notification five days ahead or next business day in a water emergency, containment with HEPA filtration, removal per the protocol, a clearance assessment by the assessor, and the Certificate of Mold Damage Remediation (TDI form MDR-1) within 10 days. Keep that certificate: insurers may not use remediated damage it documents against you, and buyers are entitled to copies for five years. Under 25 square feet you may do it yourself or hire anyone. Before signing, verify both companies at tdlr.texas.gov/LicenseSearch and ask for the Consumer Mold Information Sheet, proof of $1 million liability insurance and the written protocol.

Typical published ranges, not quotes. $10–$25 per square foot (This Old House 2026; Fixr 2025); bathroom $500–$1,500 and crawl space $500–$2,000 (Fixr 2025); attic $1,000–$4,000 (This Old House 2026); separate licensed assessment $303–$1,044 (HomeAdvisor 2025). The Colony mold questions

The Colony is in Denton County. Do Collin County mold companies work here?

Yes. The licensing rules are Texas rules, so a TDLR-licensed assessor or remediator can work in any county, and The Colony borders Plano directly. What is local is the permit office: the City of The Colony handles permits for any plumbing, roof, HVAC or wall rebuild that follows the mold work. Mold cleaning and removal on its own usually needs no permit; confirm with the city.

My house is one of the original 1970s homes. What is different about the mold job?

Three things. Under-slab drains from that era are often cast iron, so a slab leak is a common cause and the plumbing repair is a separate trade. Materials from before 1978 raise two questions to ask the companies: does the EPA lead Renovation, Repair and Painting rule apply, and should ceiling texture, joint compound or sheet flooring be sampled for asbestos before tear-out? And small original slabs mean small rooms, which keeps the affected square footage, and the cost, down.

How does lake humidity affect a home in The Colony?

Outdoor air across North Texas is humid for about five months a year, with summer dew points typically in the mid-60s °F, and The Colony has roughly 23 miles of Lewisville Lake shoreline. The house itself only grows mold if indoor humidity stays above the 60% ceiling the EPA recommends or materials stay wet past 24 to 48 hours. A working AC keeps you under that; a failed condensate drain, an oversized unit or a closed-up house does not.
