The four parts of a Texas mold bill
Outside Texas, a mold quote is usually one company and one number. Here, any hired job of 25 contiguous square feet or more is split by law into pieces done by two different TDLR licensees, and your total is the sum of them.
Licensed assessment and written protocol
A licensed mold assessment consultant inspects, maps moisture, takes any samples that are justified and writes a project-specific remediation protocol. Nationally, inspection and testing runs $303 to $1,044 with an average near $670; air-sample lab fees add $250 to $350 (HomeAdvisor 2025). Consultants set their own prices and there is no Texas fee schedule.
Remediation per protocol by a different licensed company
A licensed mold remediation contractor writes the work plan, files the $25 TDLR notification, builds containment, runs HEPA filtration, removes the material and dries the area. This is the $10 to $25 per square foot line.
Post-remediation clearance by the assessor
The same consultant returns while containment is still up, inspects, samples if the protocol says so and issues a written passed clearance report. Expect a separate invoice; our calculator uses $250 to $700 as a rough allowance for the visit plus lab fees.
Certificate of Mold Damage Remediation
Within 10 days of completion the contractor gives you the TDI MDR-1 certificate signed by both licensees. No state fee is published for the certificate itself. Ask for it by name; it is the document that protects you with insurers and at resale.
Rebuild (drywall, texture, paint, flooring) and the water fix (plumber, roofer, HVAC or foundation contractor) are separate trades on top of these four.

Typical range: $1,000–$2,500
Planning figure from national published ranges ($10 to $25 per square foot, This Old House 2026). In Texas, jobs of 25 or more contiguous square feet need separate licensed assessment and remediation companies, so tick the first two boxes for a realistic total. Excludes plumbing, roof and foundation repairs, asbestos or lead testing, and contents cleaning. Plano quotes vary, and quotes come from the companies, not from this site.
What drives the cost of mold remediation in Plano
Size of the affected area
Square footage of moldy material is the biggest factor, which is why guides price by the foot. Companies also price what they cannot see yet: a palm-sized stain at the bottom of a wall over a slab leak often becomes 40 square feet once the baseboard and drywall come off. The 25 contiguous square foot line also matters, because crossing it adds the assessment, notification and clearance steps.
Containment and HEPA filtration
The Texas rules require containment whenever 25 or more contiguous square feet are affected, built so mold cannot spread outside the work area, with warning signs at every entrance. Plastic walls, zipper doors, negative air machines and HEPA scrubbers are standard on a licensed job, not an upsell. Each extra room or floor adds setup time and equipment days.
Scope of the protocol
The assessor's protocol decides how much comes out. Hard, non-porous surfaces such as framing, concrete and tile can usually be cleaned. Porous materials such as drywall, insulation, carpet pad and ceiling texture generally have to be removed and bagged. A protocol that calls for more sampling or a wider removal zone costs more to carry out.
Rebuild
New drywall, insulation, flooring and paint may be in the same quote or a separate one. Mold cleaning itself usually needs no Plano permit, but replacing walls, plumbing, a furnace or AC system, or a roof does, and the contractor must be registered with the city. Confirm with Plano Building Inspections; neighboring cities have their own building departments.
Access
Attics with blown insulation in August, air handlers in a closet with no clearance, flooring that has to be lifted to reach the slab and tile showers all take longer. Expect that in the quote.
Asbestos and lead questions in older homes
About one in six Plano homes predates 1980 (18.4 percent, ACS 2024), and the share is higher in Richardson and Carrollton. In a home built before 1978, a firm disturbing more than 6 square feet of interior painted surface must be EPA Lead-Safe Certified, since EPA runs the renovation rule in Texas. Ceiling texture, joint compound and sheet flooring from the 1970s and 80s may contain asbestos, and sampling before tear-out is a sensible question to ask. Neither is a blanket requirement for every house; both add cost when they apply.
Fixing the water source
The EPA is blunt: clean the mold without fixing the water and it most likely comes back, and the Texas clearance rules ask the assessor to confirm the cause was addressed. In Plano that fix is often a plumber for a slab leak, a roofer after hail, an HVAC contractor for a condensate line or a foundation company, each a separate trade and invoice.
Inspection cost versus remediation cost
A licensed mold assessment is a separate line from remediation, and in Texas it comes from a separate company. Nationally it runs $303 to $1,044 with air-sample lab fees of $250 to $350 (HomeAdvisor 2025). You do not always need samples: TDLR says identifying the species is usually unnecessary, and the EPA says that when mold is visible, sampling is usually unnecessary. The visit, the moisture mapping and the written protocol are what you are paying for.
What you cannot skip on a 25+ square foot job is the assessor's clearance at the end, because the certificate depends on it. More on the inspection and testing page and in mold inspection vs testing: do you need it?
Insurance and who pays
Nobody can promise coverage before your insurer reviews the claim, and this site will not. What the Texas Department of Insurance says policies generally do:
- Sudden and accidental discharge of water, such as a burst pipe or a failed water heater, is usually covered. A continuous leak, including a slab leak that ran for months, usually is not.
- Most policies do not pay to remove mold except as part of repairing damage from a covered risk. Since 2002, TDI-approved endorsements exclude mold remediation and testing unless you bought mold coverage back. Many policies cap or exclude mold remediation unless endorsed; check your declarations page.
- Hidden losses must be reported promptly, within 30 days of when you detected or should have detected them under the standard endorsement wording.
- Flood is excluded from homeowners policies and needs a separate flood policy. Sewer backup usually needs its own endorsement.
- Document before cleanup: photos, dates, the cause and every written scope. Get the Certificate of Mold Damage Remediation at the end, because Insurance Code 544.303 bars insurers from underwriting against remediated damage it documents.
- Renters: the landlord usually hires and pays. Property Code 92.052 requires a landlord to make a diligent effort to repair a condition affecting health or safety after notice, if rent is current. Put the request in writing.

Mold remediation cost FAQ
How much is mold remediation per square foot in Plano?
Published national guides put remediation at $10 to $25 per square foot of affected area, with an average near $18 (This Old House 2026; Fixr 2025 says $10 to $30). The only Plano-specific figure we found is $10 to $19 per square foot from HomeBlue in March 2022, which is dated. In Texas a 25+ square foot job also carries a separate licensed assessment and clearance. These are planning figures. Quotes come from the companies, not from this site.
Why does a Texas mold job have two companies and two invoices?
Because Texas law requires it. Occupations Code 1958.155 says a license holder may not perform both mold assessment and mold remediation on the same project, and the two businesses may not share an owner. So you pay a licensed assessment consultant for the inspection, protocol and clearance, and a separate licensed remediation contractor for the removal. The split is what makes the clearance report independent.
Does the quote include putting the wall back?
Often not. Remediation ends when the moldy material is gone, the area is dry and the assessor has issued a passed clearance report. New drywall, insulation, flooring and paint are rebuild work, sometimes a separate line and sometimes a separate contractor. If the rebuild replaces walls, plumbing, HVAC or roofing, Plano requires a permit pulled by a city-registered contractor; confirm with Plano Building Inspections.
Will my homeowners insurance pay for mold remediation in Plano?
Sometimes. TDI says most Texas policies cover sudden and accidental water discharge but not a continuous leak, and most do not pay to remove mold except as part of repairing covered damage. Many policies cap or exclude mold remediation unless endorsed. Read your declarations page, document before cleanup, and report hidden losses within 30 days of detecting them. Nobody can promise coverage, and this is not insurance advice.
Is there a minimum charge for a small mold job?
Many companies set a minimum, so a 15 square foot patch can cost more per square foot than a 200 square foot wall. Under 25 contiguous square feet, Texas lets a homeowner clean the mold or hire anyone, and the EPA says small areas are usually a homeowner job once the water is fixed. Hidden, recurring or larger problems are where licensed quotes make sense.
