Mold Remediation in Carrollton, TX

Carrollton’s housing looks a lot like east Plano’s: mostly 1970s and 80s slab homes on clay, with newer pockets. Plano Mold Experts connects Carrollton homeowners, renters and landlords with independent, TDLR-licensed mold assessment and remediation companies for free quotes. We are not a mold company and do not perform the work.

A 1970s and 80s city on three county lines

Carrollton grew from 13,855 residents in 1970 to 40,595 in 1980, a 193% jump, and 82,169 by 1990. Most of its neighborhoods date from that run. The ACS 2024 5-year survey puts the median year built at 1988, with 17.8% of homes from the 1970s, 28.4% from the 1980s and 26.0% predating 1980. Owner-occupancy is 58.5% across 51,995 occupied homes. The Census Bureau’s July 2025 estimate of 134,562 is up just 0.8% since 2020: a built-out city whose housing is aging in place.

The city is about 12 miles west-southwest of central Plano, home to the largest Korean community in Texas around Old Denton Road and the George Bush Turnpike, and the end of the DART Green Line.

What goes wrong in a 40-year-old slab home

The Blackland Prairie’s Houston Black clay swells when wet and shrinks when dry, and after four decades of that, under-slab drain and supply lines move. Plumbers working in the area report cast-iron drains under 1970s and 80s slabs as a routine failure, and a slab leak wets the bottom plate and the back of the drywall from below for weeks before a warm floor, a high water bill or a swollen baseboard gives it away. That is the single most common path to mold after a slab leak in Carrollton, and the plumbing repair is a separate trade from the mold job.

Roofs from this era have been replaced several times after North Texas hail, and each replacement is a chance for flashing to go back wrong. Original bathrooms often have no exhaust fan or one that vents into the attic. Add a tired attic air handler and you have the three other usual Carrollton calls: attic and roof leak mold, bathroom ceiling mold and musty AC systems. February 2021 hit this stock hard too: Winter Storm Uri held DFW below freezing for 139 straight hours, lines in exterior walls split, and a wall dried without being opened is a common hidden-mold scenario today.

Roughly one in four Carrollton homes predates 1980. Before tear-out in those homes, ask the companies whether the EPA lead Renovation, Repair and Painting rule applies (pre-1978, EPA Lead-Safe Certified firm; the EPA administers the rule in Texas) and whether ceiling texture, joint compound or sheet flooring should be sampled for asbestos. Questions to ask, not blanket requirements.

Three counties, one set of mold rules

Carrollton spans Dallas, Denton and Collin counties, and the Texas mold rules do not change at a county line. For any hired job of 25 contiguous square feet or more, a TDLR-licensed assessment consultant writes the protocol; a different licensed remediation company, with no shared owner, files a TDLR notification (five days ahead, or next business day after a water emergency), contains the area, runs HEPA filtration and removes the material; the assessor returns for clearance; and the Certificate of Mold Damage Remediation (TDI form MDR-1) is due within 10 days. Ask for it by name: insurers may not underwrite against remediated damage it documents and buyers must receive copies for five years.

What does change is the permit office. The City of Carrollton issues permits in all three counties for the plumbing, foundation, roof, HVAC or wall work that often follows; the trade contractor pulls them. Mold removal by itself usually needs none. Confirm with the city.

Typical published ranges, not quotes: $10–$25 per square foot (This Old House 2026; Fixr 2025), $2,000–$5,000 for 200 square feet (This Old House 2026), HVAC and ducts $3,000–$10,000 (Fixr 2025), separate licensed assessment $303–$1,044 (HomeAdvisor 2025). Carrollton quotes come from the companies. See the cost guide.

Renting? A landlord must make a diligent effort to repair a condition affecting health or safety after written notice if rent is current (Property Code 92.052); see the apartment and condo page. Not legal advice.

Carrollton mold questions

Which county is my Carrollton house in, and does it change the mold rules?

Carrollton spans Dallas, Denton and Collin counties, but the mold rules are the same Texas rules everywhere: licensed assessor and separate licensed remediator at 25 contiguous square feet or more, written protocol, TDLR notification, containment, clearance and the Certificate of Mold Damage Remediation within 10 days. The City of Carrollton issues building permits across all three counties for any plumbing, roof, HVAC or wall rebuild. Confirm with the city.

Can quotes come in Korean or Spanish?

Tell us your preferred language in the request and we pass it along to the companies. Some of the independent companies serving Carrollton have staff who speak Korean or Spanish, but we cannot promise that every company does, and the written protocol and the Certificate of Mold Damage Remediation are legal documents that will be in English. Ask the company to walk you through them.

My Carrollton house is from 1979. Is there anything to check before demolition?

Ask two questions. Does the EPA lead Renovation, Repair and Painting rule apply? It covers homes built before 1978 when painted surfaces are disturbed and calls for an EPA Lead-Safe Certified firm; a 1979 home is just outside it, but a 1975 one is not. And should 1970s ceiling texture, joint compound or sheet flooring be sampled for asbestos before tear-out? A good assessor addresses both in the protocol.
